WARRANTY INFORMATION

The Homeowner Protection Act regulates the residential construction industry and establishes the standard 2-5-10 home warranty.
Your New Home Warranty is provided by WBI Home Warranty.

First 12 Months – Materials & Labour Warranty

Covers defects in materials and labour within the home.

  • Includes drywall issues such as shrinkage cracks and nail pops.

  • Executive will repair these items once during the warranty period.

  • Homeowners are encouraged to wait until the 1-year mark before requesting drywall repairs.

  • Important: All deficiencies must be reported before the 1-year mark, or the warranty will lapse.

2-Year – Materials & Labour Warranty

Covers defects in materials and labour for:

  • Electrical, plumbing, heating, ventilation, and air-conditioning delivery and distribution systems.

  • Exterior cladding, caulking, windows, and doors where defects may lead to detachment or material damage.

5-Year – Building Envelope Warranty

Covers defects in the building envelope that allow unintended water penetration through windows, walls, or the roof.

10-Year – Structural Defect Warranty

Covers:

  • Any defect in materials or labour that results in the failure of a load-bearing component of the home.

  • Any defect that causes structural damage which materially and adversely affects the home’s residential use.

Submitting a 2-5-10 Warranty Claim

All 2-5-10 Home Warranty claims must be submitted directly to WBI Home Warranty.

DEFINITIONS

Building Envelope

The assemblies, components, and materials intended to separate and protect the interior of the home from exterior climatic conditions. “Exterior climatic conditions” refers to the direct effects of weather on the above-grade portions of the home.

Defect

Any design or construction that violates the Building Code or requires repair due to negligence by the builder or anyone the builder is legally responsible for.

Delivery and Distribution Systems

Mechanical and electrical systems that deliver and distribute gas, electricity, water, waste, heat, and air within the home. This excludes plumbing and electrical fixtures and appliances.

Material and Labour

Materials and labour supplied only by the Builder for construction of the new home.

WARRANTY EXCLUSIONS

The warranty does not cover:

  • Regular or ongoing maintenance.

  • Weathering, normal wear and tear, or deterioration consistent with industry standards.

  • Loss or damage while the home is used primarily for non-residential purposes.

  • Materials, labour, or design supplied by the owner.

  • Damage caused or worsened by the owner or a third party.

  • Failure of the owner to take timely action to prevent or minimize loss, including failure to notify Executive promptly of defects.

  • Damage caused by insects, rodents, or other animals (unless due to the Builder’s non-compliance with the Building Code).

  • Accidental loss or damage from natural events including fire, smoke, water escape, windstorm, hail, lightning, falling trees, vehicles, flood, earthquake, avalanche, landslide, or changes to the underground water table.

  • Bodily injury or damage to personal property or property not part of the new home.

  • Defects in or caused by work or materials supplied by anyone other than the Builder and its subcontractors.

  • Changes, alterations, deletions, or additions made after occupancy, unless performed by the Builder under contract or required by WBI Home Warranty.

  • Contaminated soil.

  • Subsidence around the home or along utility lines, except subsidence beneath footings or under driveways or walkways.

  • Diminished value of the home.

  • Landscaping (hard or soft), including plants, fencing, detached patios, gazebos, and similar structures.

  • Non-residential structures such as sheds, garages, carports, or outbuildings not forming an integral part of the home.

  • Commercial use areas or associated construction.

  • Roads, curbs, and lanes.

  • Site grading or surface drainage except where required by the Building Code.

  • Operation of municipal services, including sanitary and storm sewer systems.

  • Quality or quantity of municipal or well water.

  • Damage made worse by the owner’s failure to reasonably mitigate the issue.
